We know renting can sometimes feel overwhelming, so we’ve answered some of the most common questions our tenants ask. If you can’t find what you’re looking for, please get in touch with us directly.

You can report maintenance directly through your tenant portal. Please include as much detail as possible and photos if available. For urgent repairs, contact us immediately by phone.
Urgent repairs include issues such as serious water leaks, electrical faults, gas issues, or anything that makes the property unsafe. If you are unsure, please contact us immediately.
Rent is paid via the method outlined in your tenancy agreement. We recommend setting up an automatic transfer to ensure payments are always made on time.
Please contact us as soon as possible. Early communication allows us to assist and work toward a solution while keeping you informed of your obligations.
Routine inspections are typically carried out every 3–4 months, with proper notice provided in accordance with QLD tenancy laws.
Any alterations must be requested in writing and approved before proceeding. This includes painting, installing fixtures, or modifying the property in any way.
Pets must be approved in writing before being brought onto the property. Owners may approve or impose conditions in line with current legislation.
To end your tenancy, you must submit a Form 13 – Notice of Intention to Leave, in line with your agreement and required notice periods.
You can end your lease early, however costs may apply depending on your agreement. Please contact us as soon as possible so we can guide you through the correct process.
At the end of your tenancy, you’ll complete an exit condition report. Once everything is finalised, we’ll assist with the bond refund process through the RTA.
Yes, but only with the appropriate notice required under QLD legislation, unless it is an emergency situation.
Your tenancy agreement remains valid. The new owner must honour your lease, and all entry still requires proper notice.

Breaking Your Lease

Sometimes circumstances change and you may need to end your tenancy early. Queensland tenancy laws allow you to break your lease, but there are important rules and costs to be aware of.

For agreements under 3 years entered into on or after 30 September 2024, tenants are only responsible for reletting costs or the rent until a new tenant moves in, whichever is the lesser amount. Tenants do not pay advertising costs or break lease fees.

Yes. Tenants must provide written notice of their intention to break the lease. Contact your property manager promptly so the correct process can be followed.
